MPM Properties Pet Policy
PET APPLICATION
Prior to move-in, a pet application must be submitted for each dog, cat, or for small caged rodents (limited to
guinea pigs, hamsters, rabbits, gerbils, mice and rats of domesticated varieties) along with a pet photo, and
verifications of (dogs, cats),vaccines.
ADDITIONAL LIMITS
All tenants and prospective tenants should remember that having a pet at MPM Properties is a revocable
privilege, not a right.
Pets are evaluated for suitability on an individual basis. A pet application must be submitted and MPM
Properties must give approval noted in the lease before move-in for a dog, cat, rabbit, and/or small caged
rodents (limited to guinea pigs, hamsters, gerbils, mice and rats). Prospective pet owners should gain approval
of MPM Properties before acquiring any new pet after move-in. MPM Properties reserves the right to refuse any
tenant or prospective tenant the privilege of having a pet living on the property.
Tenants are responsible for any and all damage caused by their pet(s) and/or the pet(s) of their guests (noting
that pets of guest are not permitted on MPM Properties). Also, any damage caused by cleaning chemicals or
other such materials/products used in an attempt to remedy said damage is also the full responsibility of the
tenant.
NON-PET OWNERS
Special Notice to potential prospective tenants of an officially designated pet-friendly property who are not pet
owners: All of our apartments are cleaned and sanitized before move-in of new residents. Although, please be
aware that your neighbors may have pets and/or previous occupants may have had pets. Persons with allergies
or other pet issues are advised to consider this before accepting an offer to occupy a unit in an officially
designated pet-friendly property.
PERMITTED
MPM Properties permits the following animals within the parameters noted
below:
- A dog (selected Properties)
- A cat
- small caged rodents
Permitted small, caged animals (birds, reptiles and rodents) are limited to a maximum of two (2) caged animals
(birds, reptiles, and rodents). Of the larger animals (cat, and dog) a maximum of one (1) total dog and one (1)
total cat is permitted or two (2) cats. Sorry, one dog resident only.
Dogs must be of “good nature.” No guard dogs, attack dogs, aggressive breads (or mixed dogs containing
aggressive breeds), or dogs which bark at neighbors or at neighbor’s pets are allowed. The following dog
breeds are not allowed (including mixed breeds containing):
Rottweiler,
Doberman,
Pit Bull,
American Eskimo,
Chow,
and similar aggressive varieties.
Pets are not permitted if they cannot conform to pet behavior rules below (such as excessive barking, meowing,
or noisy pets).
All pets must be leashed or tethered and attended at all times when outdoors. Pets may not be left unattended
outdoors, or left unattended on patios or balconies. Pets in transit must be carried, leashed, or in an animal
carrier.
All cats and dogs must be house-broken. Puppies must be crate kenneled during house-training. If outdoors,
owners must immediately & thoroughly pick up after their animals and properly dispose of refuse. Pets must not
relieve themselves “marking” on walls or floors of apartments or common areas, including the courtyard. Cat
litter may not be flushed down toilets. Indoors, pets may not be allowed to create waste outside of their
designated box/cage, and pet areas must be kept clean and not pose a health hazard. Any non-housebroken
pets must be kept caged (such as rabbits, rodents, birds and reptiles).
Animals, such as dogs, cats, or birds, are not allowed to disturb the peace and/or living enjoyment of others who
live at MPM Properties. Examples of nuisance behavior include, but are not limited to:
1) Pets whose unruly behavior causes personal injury or property damage.
2) Pets who make noise continuously and/or incessantly for a period of ten minutes
or intermittently for 1 hour or more to the disturbance of any person at any time
of day or night.
3) Pets in common areas who are not under the complete physical control of a
responsible adult human companion.
4) Pets who relieve themselves on walls or floors of common areas or in apartments
5) Pets who exhibit aggressive or other dangerous or potentially dangerous
behavior.
6) Pets who are conspicuously unclean or parasite infested.
Violation of the peace and/or enjoyment of other residents can result in lease termination.
ENFORCEMENT
When a neighbor believes that another neighbor has violated the pet policy or that their pet is creating a
nuisance, it is recommended that the neighbor is requested to supply a written complaint to the office noting the
specific details of the perceived violation. The alleged pet policy violation shall be interpreted according to the
best judgment of the Property Manager, and the manager’s decisions shall be final. If, in the opinion of the
manager, tenant’s pet(s) are not compliant with the rules, the Tenant will be served with a Three-Day Notice to
Cure (remove pet from the premises) or Quit (move out).
Tenants having a pet on MPM Properties shall indemnify, defend, and hold MPM Properties, Corporate Office, its
trustees, officers, employees, and the agents free and harmless against any and all claims, liability, loss, and
responsibility of any kind or character in connection with the presence of a pet owned by resident residing on
MPM Properties.
